Terms of Service
Brokernomy, from Brokernomy LLC. In effect from October 19, 2026. Version brokernomy-terms-v16-2026-10-19.
Please read these Terms. They say what Brokernomy does and does not do, what you are responsible for, and what we are responsible for.
1. What Brokernomy is
Brokernomy is a record-keeping and reporting tool for real estate agents, for investors who buy, renovate and sell houses, and for owners of rental property. It is run by Brokernomy LLC ("we", "us"). These Terms are the agreement between you and us for your use of it. By creating an account you agree to them.
2. No tax, accounting or legal advice
The platform is strictly an automated productivity, document management, and ledger tracking tool. It does not provide, and is not a substitute for, formal CPA, legal, tax, or accounting advice. The platform does not make definitive IRS tax deductibility determinations.
Categories, estimates, reminders and reports are there to help you organise your own records. Give them to your CPA or tax preparer to review before you file anything.
3. You check the numbers
Optical Character Recognition (OCR) and multimodal AI models are inherently probabilistic and subject to errors, especially when parsing low-resolution, degraded, or formatted documents. You retain sole, strict liability for verifying the accuracy of all extracted values, totals, and tax classifications prior to finalizing records or filing tax returns.
Nothing read from a statement, a receipt, a payroll report or a settlement statement is final until you have looked at it and confirmed it.
Brokernomy is a tool for organising your records. It adds up what you give it, but it does not check that anything you type in, upload or confirm is correct, complete or allowed under any tax or other law. You alone are responsible for the accuracy and completeness of your records, and of anything you file or give to someone else from them.
Ask Reale and Brokernomy's automatic categories are there for your convenience. They can be wrong, and they are not a tax audit or a check that your records comply with any law. You agree not to rely on them alone for anything you file: check each one, and have your CPA or tax preparer review your records first.
4. Tax penalties and audits
We expressly disclaim any liability for tax penalties, interest, back taxes, or audits enforced by the Internal Revenue Service (IRS) or state taxing authorities resulting from miscategorized expenses, OCR parsing failures, or omitted financial records.
5. Your account
- You must be at least 18 and use the service for your own business.
- Give accurate account details and keep them up to date.
- Keep your password to yourself. You are responsible for what is done under your account.
- Tell us straight away at help@brokernomy.com if you think someone else has used your account.
6. Subscription and billing
Brokernomy is a paid subscription. It is sold as four plans: an agent plan, an investor plan, a rental owner plan and a property manager plan. The tools in each plan, its price, and the price of any add-on, are shown before you pay. Payment is taken by Stripe, our payment processor; we do not receive or store your full card number.
Free trial: the first time you subscribe, your first 14 days are free. To start the trial you choose a plan, choose whether it is billed each month or each year, and enter a credit or debit card. Your card is not charged during the trial. If you cancel within the 14 days, your card is never charged, and your access to the tools ends when you cancel: a cancelled trial does not run on to its last day. What you entered is kept in your account, where you can still download it. If you do not cancel, your card is charged on the day the trial ends: the price shown for the plan you chose, with any add-on you took and any sales tax that applies. Your subscription then continues, and renews as the next paragraph says. The price and the day the trial ends are shown before you enter your card, and your account page shows the day throughout the trial. A reminder is emailed to you before the trial ends.
There is one free trial for each account. If you have had a trial, or have subscribed before, a new subscription is charged from its first day. During a trial some of the usage allowances described below are smaller than a paying subscriber's; the service tells you what yours are, and the full allowances open with your first payment.
A subscription renews automatically at the end of each period, each month or each year as you chose, until you cancel, and your card is charged the price of your plan and any add-ons at each renewal. You can cancel at any time from your account page, and cancelling stops the next renewal.
You can change from one plan to another from your account page. The change takes effect at once, and your billing date stays the same. If the new plan costs more, the difference for the rest of the billing period is charged when you make the change. If it costs less, the difference is kept as a credit toward your later bills and is not paid back to your card. A change made during a free trial is not charged: the plan you are on when the trial ends is the one your card is charged for. The records you entered under the tools of your earlier plan are kept, and are open to you again if you change back.
An add-on is charged when you add it, for the rest of the billing period, and then with each renewal. One added during a free trial is not charged then: it is charged with your plan when the trial ends. If you remove one, what is left of the period you paid for is kept as a credit toward your later bills and is not paid back to your card. What you entered in it is kept.
Refunds: if you ask for one within 14 days of a payment, we refund that payment. This includes the first payment, taken when a free trial ends. After 14 days a payment is not refunded, in whole or in part, including when you cancel your subscription or delete your account. To ask for a refund, write to help@brokernomy.com.
If we change a price, we will tell you before the change applies to your next renewal.
Founding members: the first 50 accounts whose first payment for a plan goes through are founding members. Accounts run by Brokernomy, and accounts given free access, are not counted. For as long as a founding member's subscription continues, we will not charge them more for their plan, or for any add-on, than its price on the day they became a founding member. That holds when they change plans or add an add-on later: if the price that day is lower, they pay the lower price. A plan or add-on that was not sold on that day is charged at its price when it is added. Sales tax is not part of the price, and can change. The offer ends when the subscription ends, whether it is cancelled, ends because a payment is not made, or ends because the account is deleted, and it does not come back if they subscribe again. Being a founding member does not depend on giving us feedback, or on what any feedback says. Your account page shows whether you are a founding member and the day you became one.
Some features have a usage allowance, such as a number of pages or receipts read in a month or a year. The service tells you when you are close to an allowance and when it is used up.
7. What you must not upload
You are strictly prohibited from uploading unredacted financial account passwords, 16-digit credit card numbers, Social Security Numbers (SSNs), or unrelated protected health information (PHI).
Upload only records of your own business that you have the right to use. For payroll, upload an employer payroll summary, or a payroll journal that prints company totals. Do not upload individual employee pay stubs, W-2 forms, or anyone's individual tax filings.
8. Payroll records: your authority and your employees' privacy
If you upload payroll records, payroll summaries, or wage statements reflecting compensation paid to employees, contractors, or staff: (a) you represent and warrant that you are the lawful employer or authorized administrator of such records; (b) you have obtained all necessary employee consents or statutory authority under applicable federal and state labor and privacy laws to transmit such records to third-party data processors; and (c) you will make commercially reasonable efforts to redact or obscure any individual employee Social Security Numbers, dates of birth, or personal banking credentials prior to upload.
9. Not a payroll service
The extraction and categorization of wage, salary, and employer payroll tax expenses are provided solely for financial reporting, budgeting, and Profit and Loss (P&L) classification. The platform is not a payroll processing service, payroll tax calculation engine, or fiduciary reporting agent. The platform does not calculate statutory withholding rates, verify FICA/FUTA liabilities, or prepare Form 941, Form 940, or state quarterly tax filings. You remain solely responsible for consulting a qualified CPA or payroll service for official statutory compliance.
10. Property flip tools
The property flip tools keep the costs, loans, partners and sale that you enter for each house, and add them up. They set your records out in one way: what you paid to buy and renovate a house is shown with that house until it is sold, and holding costs and loan costs are shown in the year you paid them. That is a way of organising your records. It is not a determination of how any cost is to be treated on a tax return or in financial statements, which may be different, and which is for you and your CPA to decide.
A partner's share is worked out from the percentages, dates and amounts you enter. It does not replace your agreement with your partners, and it is not a statement of what anyone is owed. The offer calculator works only from the figures you type in. It is not an appraisal or a valuation, and it is not advice to buy or to sell a property.
11. Rental property tools
The rental property tools keep the properties, units, tenants, leases, rent and costs that you enter, and add them up. Every amount is shown in the year it was received or paid. Loan principal and improvements are shown apart from the expenses, and no depreciation is worked out. That is a way of organising your records. It is not a determination of how any amount is to be treated on a tax return or in financial statements, which is for you and your CPA to decide.
What a tenant is shown as owing is worked out from the lease dates, the rent and the payments you enter. It is not a legal statement of what a tenant owes, and it does not replace your lease or your own records. The tools do not collect rent, hold money, screen tenants, or prepare leases or notices. They do not tell you what landlord and tenant law, security deposit law or fair housing law requires of you. Those laws differ from place to place, and following them remains your responsibility.
12. Property management tools
The property management tools are for someone who manages rental property for other owners. They keep the owners, properties, tenants, rent, bills, fees and payments that you enter, and add them up: what was received and paid for each owner, the fees you charged, what your entries say you hold for each owner and their tenants, and your own company's income and costs. Every amount is shown in the year it was received, paid or charged. That is a way of organising your records. It is not a determination of how any amount is to be treated on a tax return or in financial statements, which is for you and your CPA to decide.
Brokernomy does not hold, receive, move or safeguard money. It is not a trust account, an escrow service or a bank. What is shown as held for an owner or for a tenant is worked out from your entries. It is not a reconciliation of any bank account, and it is not a statement that the money is there. An owner statement is your own record, prepared from your entries, and you are responsible for what you send to an owner.
A suggested fee is arithmetic from the fee terms you entered. It is not a reading of your management agreement, and nothing is charged until you record it. The tools do not tell you whether you need a license to manage property for others, or what real estate licensing law, rules on trust accounts and client money, security deposit law, landlord and tenant law or fair housing law require of you. Those rules differ from place to place, and following them remains your responsibility.
13. Ask Reale, the optional AI features
Ask Reale can read a statement, a receipt, a payroll report or a settlement statement for you, and suggest categories. It is optional. Each time, the screen says what will be sent and to whom, and nothing is sent unless you choose it.
Ask Reale can also answer a question you type about how to use Brokernomy: what a tool is for, how it is used, where something is, or which plan fits what you do. The question is sent with your plan and the page you are on, and none of your records. Its answers explain the service. They are not tax, accounting or legal advice, and Ask Reale is set up to decline a question that asks for it.
To do this we send the file or text to an outside AI service. The Privacy Policy says who, and what they may do with it. What Ask Reale returns is a suggestion for you to check, never a finished record.
14. Your records are yours
You own the records you enter and upload. You give us permission to store and process them only to provide the service to you, as the Privacy Policy describes.
From your account page you can download all of your records and receipts at any time, and you can delete your account and everything in it.
15. Acceptable use
- Do not use the service for anything unlawful, or to store records that are not yours to store.
- Do not try to get into another person's account or records, or to get round the service's limits or security.
- Do not copy, resell or reverse engineer the service, or use automated tools to load it or to take data from it.
16. Our software and content
The service, its design, its wording and its reports are ours or our licensors'. These Terms let you use them for your own business while you have a subscription. They do not transfer any ownership to you.
17. Changes and availability
We may add, change or remove features. We aim to keep the service available, but we do not promise that it will be uninterrupted or free of errors. Keep your own copies of the documents you upload.
18. No warranties
The service is provided "as is" and "as available". To the fullest extent the law allows, we make no warranties, express or implied, including of merchantability, fitness for a particular purpose, accuracy, or non-infringement.
19. Limit of our liability
To the fullest extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost data, tax penalties or interest, arising from your use of the service.
Our total liability for any claim about the service is limited to the amount you paid us for it in the twelve months before the claim arose.
20. Your responsibility to us
You agree to cover our losses and costs, including reasonable legal fees, from a claim by someone else that arises from records you uploaded without the right or the consent to do so, including payroll records, or from your breach of these Terms.
21. Ending your account
You can stop using the service and close your account at any time. We may suspend or close an account that breaks these Terms, or that is not paid for. The Privacy Policy says what happens to your records afterwards.
Deleting your account ends your subscription at once. It does not bring a refund of a payment made more than 14 days before. Deleting it during a free trial ends the trial, and your card is not charged.
22. Changes to these Terms
If we change these Terms in a way that matters, we will tell you by email or in the service before the change takes effect. If you keep using the service after that, you accept the changed Terms.
23. Governing law and disputes
These Terms are governed by the laws of the State of Connecticut. Any dispute is brought in the state or federal courts in Connecticut.
